How banks decide how much to lend

  • Repayment capacity: all your EMIs, old and new, usually can't exceed about half your take-home pay (lenders call this FOIR). Some allow more at higher incomes.
  • Tenure: up to 30 years, but ending around retirement, so the older you are, the shorter the loan and the smaller the amount.
  • Loan-to-value: RBI lets lenders finance at most 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh, and 75% above that. Stamp duty and registration are usually not financed.
